| ESL Council Restrictions |
| Businesses - To run a business from the Elmer Sands Estate is in breach of the restrictive covenants attached to
Elmer Sands properties and ESL will consider taking legal action against homeowners if, for example, goods vehicles are coming and going on a regular basis or
the front of a property is turned over to a car repair workshop. Residents should note that the parking of trade vehicles on the roads and verges is strictly
not permitted. |
| The ESL Council acknowledges that many residents now work at home and that in most cases this has no detrimental effect on
neighbouring properties or to the Estate as a whole. The company does not propose to restrict this practice unless there is nuisance or disturbance as
stated above. |
| Access (inc Horses) – Elmer Sands is a Private Estate, but there are two public footpaths running through it. Access
to the beach remains the sole right of ESL residents and no vehicles are permitted on the beach. Whilst ESL seeks to deter non-resident horse riders from accessing
the Estate, resident horse riders do have rights of access over the Estate roads on horseback. |
| Tree Planting on ESL Grass Verges - If at any time a resident wishes to plant a tree or trees on the grass verge
outside his or her property, ESL requires that a formal 'Tree Licence' agreement is enterred into. This Licence relates to the future maintenance of the tree
or trees and is free of charge. Residents can also obtain a reference list of the recommended species for planting if required.
