| Drainage |
| You may have noticed that there are virtually no pavements or kerbs on the Estate, and there are only five roads on Elmer Sands
with surface water drains. In essence, the GRASS VERGES are the most important form of DRAINAGE on the Estate. It is therefore vital that the
verges are not eroded. |
| Parking |
| One of the most important rules concerns parking on the Estate roads and grass verges. The primary concerns are safety (access
for emergency vehicles, safety for pedestrians and children etc) and drainage. Persistent parking on roads and verges chews up the edges of the tarmac and it
breaks away because there is no kerb to protect it. This type of damage has a considerable effect on the efficiency of drainage. |
| ESL understands that visitors will need to park on the roads from time to time, but regular parking of vehicles on the Estate
roads and verges is trespass. In order to alleviate the parking problems, ESL actively promotes driveway alterations. If alterations involve the use of
Company land eg a portion of the grass verge, then an ‘Accessway Deed’ needs to be obtained and the published guidelines adhered to (please contact the Secretary
for details). As a final note on this, it is also worth mentioning that the unique sight of clear roads and wide grass verges enhances our living environment. |

| Building Development |
| If a resident undertakes developments to a property that could result in encroachment on the Company verge eg heavy plant or
storage of materials, additional parking, delivery of materials that could block access and any activity that could cause disruption, permission must be sought
from ESL in advance of the work. It is the responsibility of the resident to reinstate any damage caused to the verges and/or
roads. Please contact the Secretary for further information if required. |
